Official Plan & Zoning By-laws

Official Plan

An Official Plan is a statutory document which sets out land use policy to guide future development and manage growth. The Plan lays the "foundation" for building a good community. As such, it provides a vision of the Town, identifies how the vision can be reached, and establishes a monitoring program for checking progress and making necessary adjustments. All development in Markham must conform to the Town's approved official plan.

  • Markham's Current Official Plan
The current Official Plan includes 46 Secondary Plans each providing more specific land uses policies for a geographic area in Markham.
  • Official Plan Review
The Planning Act requires that an Official Plan be reviewed at least every 5 years. Despite a partial review in 1987, and subsequent amendments, the current Official Plan has not been altered sufficiently to form the basis for a new Official Plan.

Zoning By-laws

Zoning Bylaws contain standards governing the development of land and the construction of buildings including permitted uses, size, height and location of structures. For example, the Towns Zoning Bylaws regulate how close to the lot line you can build or if you can locate a certain type of business at an address in Markham. Zoning Bylaws may be viewed or purchased at the Town's Planning Department, Markham Civic Centre, 101 Town Centre Blvd., Markham.

  • Zoning Search
During the planning stage of your project, you must determine what zoning requirements apply to your property. Use the Zoning Search to request zoning information for any property within Markham.
